Stage 3 is your starting point.
What do you need to build?

You have won a project with a Stage 3 design prepared by another team. Before your team can procure and install, it needs the relevant technical drawings, calculations, schedules and coordinated details. The first task is to establish what the inherited package includes and what still needs developing.

Engin works with M&E contractors and design-and-build project teams to review the starting information, define the required deliverables and develop the appointed mechanical and electrical design. The aim is a usable technical package with clear responsibilities and an understood route through outstanding decisions.

Ben combines design engineering with site experience. Discuss installation access, equipment selection, coordination and the sequence of work with the person developing your design. Tie the agreed information releases to the decisions your team actually needs to make.

Stage 4.
Develop the detail.

The Stage 3 label does not tell us exactly what is in your package. Review the design basis and the scope being inherited. Identify gaps between the brief, drawings, schedules, specialist inputs and the proposed installation. Agree which design duties sit with Engin and which remain with others.

Develop the appointed technical information, coordinate interfaces with the wider team and record the assumptions that still need validating. For existing buildings, this may begin with checking whether the recorded services match what is on site.

Outputs to agree in the proposal

  • A review of available design information and outstanding queries.
  • A schedule of drawings, schedules, calculations and technical notes required for the appointment.
  • Design development and coordination of the appointed systems.
  • A record of decisions, assumptions and required specialist information.
  • An agreed issue programme and approach to revisions.

Stage 5.
Keep it connected.

As manufacture and construction proceed, design information meets actual products, dimensions and site constraints. Technical queries need to be read in that context.

Engin can support the agreed design scope through construction queries, relevant changes and site observations. Where a performance issue arises, the next step may be a defined investigation rather than another drawing revision.

The RIBA Plan of Work calls Stage 4 “Technical Design” and Stage 5 “Manufacturing and Construction”. The stages can overlap. A Stage 5 appointment therefore needs explicit deliverables and responsibilities; the label alone does not describe the service.

We have won a project with a Stage 3 design. Can you take it forward?

Yes, subject to review of the package and the proposed appointment. Tell Ben what Stage 3 drawings, specifications and calculations you have, which outputs you need and when procurement or installation starts. Ben will identify the design work, inputs and responsibilities to agree before taking the package forward.

Do you also support Stages 2 and 3?

Yes, early-stage M&E design can be included where agreed. Stage 4/5 contractor design is the particular focus. See the M&E Design page for the broader service.

Does a Stage 5 appointment include installation drawings and every site visit?

Only where those deliverables are included in the agreed scope. Define the drawing detail, specialist design interfaces, review duties and site attendance in the proposal.

Can you support London projects?
